What is a buy-to-let mortgage?

A buy-to-let mortgage is a loan specifically for properties you'll rent out rather than live in. Deposits are higher than residential mortgages (typically 20–25%) and lenders assess affordability based on expected rental income as well as your personal finances.

How do you source off-market properties?

Through our local Angel Homes network and established relationships with landlords, solicitors and developers. When sellers want a discreet sale or a quick off-market transaction, these opportunities come to us before they hit Rightmove.

What yields can I expect in East Kilbride and South Lanarkshire?

Yields vary by property type, condition and area. Gross yields of 6–8% are achievable on the right buy, though location and tenant profile matter as much as the headline number. We'll give you realistic figures based on current rental comparables.

Can you help me find tenants?

Angel Homes' letting portfolio was acquired by MWD Residential Lettings in 2025 — we maintain a close working relationship with them and can introduce you for tenant finding and full property management.

Should I hold investment property in a limited company?

It depends on your tax position, how many properties you own and your long-term plans. We can't give tax advice, but we'll flag the trade-offs and work with your accountant to structure finance accordingly.

Do you work with overseas investors?

Yes — we work with investors based across the UK and further afield. We handle viewings on your behalf and can coordinate with lenders who accept overseas applicants.
